Short-term rental rules in Greece

Last checked: October 29, 2026

In Greece, every short-term rental must be registered with the tax authority (AADE) and show its registration number (AMA). New minimum standards, a per-night climate resilience fee and a freeze on new registrations in central Athens now apply too.

At a glance

  • Register with AADE and get an AMA number before hosting.
  • Show the AMA number on every listing.
  • No new registrations in central Athens until at least the end of 2026.
  • Minimum standards: fire safety, first aid, insurance and more.
  • A climate resilience fee is due for every night stayed.
  • Three or more properties count as a business.

Registration

AMA registration

Required

Register each property on AADE's Short-Term Stay Property Registry to get its AMA number (11 digits), and show it on every listing and advert. Stays of 60 days or more fall outside the short-term rental rules.

Declare every stay

Required

Submit a statement for each stay on the AADE registry by the 20th of the month after the guest leaves.

Athens freeze

Watch out

New short-term rental registrations are banned in central Athens (municipal districts 1, 2 and 3) until at least the end of 2026, and similar limits are being introduced elsewhere. Existing registrations can continue.

Fines

Watch out

Renting without an AMA or without meeting the rules can lead to fines starting at €5,000, higher for repeat offences and in restricted areas.

Minimum standards

Safety and comfort standards

Required

Short-term rentals must meet minimum standards, including a fire extinguisher and smoke detector, a first aid kit, emergency numbers in Greek and English, ventilation, regular pest control and civil liability insurance.

Taxes

Income tax

Tax

Short-term rental income is taxed on a progressive scale for rental income, starting at 15%. Ask an accountant about the current bands and what you can deduct.

Three or more properties

Watch out

If you rent out three or more properties short-term, it's treated as a business activity: you register with the tax office for business activity and charge VAT.

Climate resilience fee

Tax

You pay a climate resilience fee for each night stayed. It's higher from April to October and for larger detached houses. Check the current rates with AADE.
